UBS is presently constructing a new 2-storey building at the rear of its corporate office building on East Bay Street, Nassau. The building is designed to be energy efficient.
Ceiling height: 12' from slab to slab. When fitted out it is anticipated that there will be a 6" raised floor and the ceiling height to the underside of the ceiling tile will be 9'2".
Condition of interior rental area: Floor, ceiling, interior partitioning and lighting will be for the account of the tenant. Windows and Doors: Impact resistant PGT Air-conditioning capacity: 60 tons
Electric power capacity: Each floor is supplied with 208Y/120V 3ph/4W. There is a receptacle panel and a lighting panel. The receptacle panel is fed with a 200A feeder and the lighting panel is fed with 100A.
Standby generator: 500 kw. (Full service)
Reception/security desk: Tenant may, at its discretion, have a reception desk in the main lobby. An access control on the outside of the building will connect to each rental area to allow access into the main building.
Number of car park spaces: A total of 73 parking spaces are allocated to the First Floor area based on 6 cars per 1,000 sq.ft.
Security/Fire Protection: A Hirsch Electronics Security Management System will provide fire alarm and controlled access to the building integrated with card readers, Aiphone (audio/video), CCTV high performance cameras at all access points, building and parking lot perimeters monitored at security desk and offsite monitoring station.
