One of the world’s most exclusive and elegant neighborhoods, Lyford Cay has attracted the crème de la crème since the 1950s. Located in the west of New Providence, this elegant, 1000-acre gated community is the oldest planned community in the Bahamas. Much of the community’s social life happens inside the refined Lyford Cay Club, which evokes the conservative atmosphere from the 80s film Dirty Dancing. For example, up until a few years ago, non-married couples weren’t allowed to stay at the club together overnight. It offers five-star amenities including a hotel, restaurants, a golf course, tennis courts and fitness, sailing, a spa, water sports, and a private beach. 

While the 1300-member club is undeniably prestigious playing host to the Kennedys and other global elites, it is also committed to keeping its down-to-earth vibe. No talking business, no cash, and no cell phones. As a result, the club sometimes turns down membership requests from A-list celebrities and the “new” rich with too much bling. 

Most homes in this neighborhood are designed in the British Colonial style, and many include outdoorsy features that allow owners to enjoy the warm breeze and the sound of waves. There are only about 450 properties in Lyford Cay, with prices ranging from about USD $ 2 million for a landlocked bungalow to about $70 million for new beachfront estates. Like their owners, the properties in this neighborhood tend to be pretty recession-proof, easily able to withstand any big market fluctuations. Most homes sell for approximately USD $3 million to USD $6 million.

Lyford Cay is a prime destination for high-net-worth individuals. Any home purchase here will qualify buyers for permanent residence, which makes them exempt from both income and capital gains tax. About half of Lyford Cay’s residents live there full-time, but this percentage is growing.
